How it works

At LOCZIdesign, we are happiest when working collaboratively with clients to craft design solutions customized to your unique lifestyle. We can work within an existing floor plan or we can make remodeling recommendations if you're interested in structural enhancements to your home.

The Full-Service Design option consists of three phases:

• Programming
• Conceptual Design
• Implementation

Phase 1: Program

We begin with an on-site design consultation in your home (or in-person plan review if your home has not yet been built), during which we assess your design needs and desires, take pictures, and ask a whole lot of questions! After that meeting, we provide the following:

• A written Design Program outlining our understanding of your specific design needs
• Custom Style Guide(s) with representative furniture and fixtures, color palette, and tone of our proposed design
• Forecast of high/low element costs and recommended design time

At the end of this phase, you'll have an understanding of the proposed project scope and estimated material costs and design time (excluding GC bids, permit fees, and custom casegoods). You'll also have a customized LOCZIdesign Style Guide to inform your decision.

Thus armed, you can decide whether you wish to move ahead to phase 2 with the LOCZIdesign team.

Phase 2: Conceptual Design

The Program phase lays the necessary groundwork for the Conceptual Design with clear guidelines and design requirements. During the second phase of the project, we create a complete design presentation that includes the following elements:

• Floor plans
• Custom LOCZIdesign Conceptual Design plan with proposed furnishings, fixtures, and finishes
• Paint schedule with suggested locations
• Price guide for suggested furnishings
• Optional contractor feedback and pricing for tile, electrical, plumbing, etc.

At the end of phase 2, you have practically everything needed to execute the design plan. At this point, you can decide whether you want to assume responsibility for the implementation on your own or move on to phase 3 with the LOCZIdesign team managing the project for you.

Phase 3: Implementation

In the final phase, we oversee implementation of the Conceptual Design plan, drawing on our knowledge of the process and existing relationships with contractors and vendors. This is where the design comes to life!

During this phase, we manage implementation of the Conceptual Design plan you've expressly approved. Phase 3 activities include:

• Additional design and drawings as needed
• Custom design
• Additional furnishing, fixture, and finish sourcing and purchasing
• Project management and coordination with contractors, architects, and vendors
• Oversight of deliveries and installations
• Budget oversight

At the end of phase 3, your project is complete, and you get to enjoy the unique pleasure of living in a space designed just for you!
